To answer the question, you should hang your license with a brokerage that understands any true entrepreneur will not stay in one career forever and has a plan of action to assist you in making the transition from behind the desk to real estate.

You have major advantages when you have your license, especially if you live in a very hot market with a lot of competition!

MAIN QUESTION (1 & 2):1) Besides due-diligence...what would your first moves be in establishing yourselves as the new owner (learned not introduce myself as the owner but rather property manager)?

Folks have a lot more rights as idiots (Consumers in an Owner occupied deal) than Investors or anyone with a license (professional license not a drivers license;-)
