What to look out for on the renovation side:Electrical: have an electrician check the electrical.

It has a closet, smoke detector, overhead light, multiple electrical receptacles, and two sets of windows. 

Hey everybody, thought I'd leverage the community brain and see if any investors in the area had any recommendations for local contractors and local hard money lenders.  

Can he be an independent contractor?

I had a contractor paint the exterior. 125k + 24k + 20K = 169k invested. 

Where may I find a good template and/or sample of an agreement to use with rehab contractor?

I would love to go into details on how to estimate costs of putting work into it (materials, getting to know contractors, etc) to make an informed decision when purchasing a property up front.

After done renovations / repairs / maintenance on many many properties, I kind of know the price range of each job like painting, flooring, drywall, plumbing, electrical, AC, pest control, remove odor from old pet urine, mold remediation, cabinets, countertop, backsplash, appliances etc etc in my mind.

When a tenant requests an improvement, we consider it, and if we are in agreement, we hire a third party contractor to do the work.

I don’t think appreciation is as good a stick built and the way they are assemblied together makes them less desirable and prone to repair on the floor entry ways according to my contractor .
