How much put away for property manager, emergency funds, and what are you looking at for profit for door?

What do I need to do or pay attention before closing this deal ?

its 60 wide 40 deep... big sliding doors  electric doors can cost a bunch..

Right now you're looking at about $50/door CF/mo. 

There are also some who advocate door knocking I am not one of them. 

Going to the county office and getting lists of divorces, foreclosures, absentee owners etc. will be helpful, then you can send direct mail, look the people up and either knock on doors or cold call.

Just an idea, I dont know if its something you can do or not.

It all has to do with your time horizon, the deal you can find to deploy the cash into and your long term goals. if you anticipate using the cash flow to live on at some point or bearing retirement the lower loan amount and less doors probably serves you best.
