I can tell you that up here in the Pacific Northwest, they are taking a very close look at the whole wholesaling scheme and many firms are telling their realtors not to make a habit of those sorts of dealings.I know that some realtors have been asked to take their licenses elsewhere after their pattern of behavior was discovered.The old adage "it is easier to ask for forgiveness than permission" doesn't really apply very well to real estate services and real estate law, in my humble opinion.  

I can sweep floors, clean houses, walk your dog, make your coffee, whatever...

I would leave the dog at home and carry heat if you have a conceal n carry.

I think Brie hits the nail on the head that the property managers compensation doesn't line up with our interests and can drive bad behavior if they are trying to maximize their pay.

I don't know if Knoxville is hot right now.. but I heard Nashville is on fire.. and in a market like that it can be dog tough doing direct mail.

But I received many lovely holiday gifts from residents while managing a 120 unit complex that was OH so special.We did a resident appreciation HOT Dog / Ice cream social in the summer by the pool area, along with national night out, so everyone enjoyed that.

Last but not least I have a wife and dog.

Like dog poop is one of our biggest issues, few problems.  

This part is my fault... sort of... on a walk through during a water heater replacement inspection, I noticed they had cats - maybe a couple of cats... and as you guessed it, they are not authorized to have pets b/c they said no to pets when we first leased it out to them - though the house was listed as dogs acceptable.
