(Its within walking distance of several schools, Jefferson Christian Academy, Irondale Middle School and Shades Valley High School.)From what I understand, the foundation is fine but the rest of the house would need a lot of work.

Here I was a long distance owner, with no way to even change the locks and protect it from further damage.

@Jack Medford it’s hard to see supply ever catching up with demand in Madison metro due to entitlement constraints, high employment, and lack of raw dirt due to environmental aspects. 

It took me two solid years to find my Realtor when I started, and that was just looking around me since I don't have the apatite for long distance investing.It might be tough with the market being still relatively busy that agents don't have time to keep up with you -- shame on them... 

One of the most impressing quotes from Long Distance REI from David Greene was, "You make money when you buy a property" and I agree with that 100%.However, the reality is far from the book.
