Fix the roof, stay here and sue the city to revoke the section 8 rentals license (the details are for another thread, but I think I could make a cogent case as many neighbors view the house as a nuisance and the police have told us they KNOW who they are…).

If it’s a B or A class neighborhood and your at -100 cash flow after conservatively estimating expenses...your really investing for the long term.

But without more details it's hard for me to know how to help :)

Your best best is to look at BOTH the sale price, and the rental estimates on houses surrounding your target properties. 

Also, someone that has no problem meeting me at a walk through on a potential property and providing me with a scope of work estimate on site based on your end goals. 

I just gave them all my requirements, price range, west of Indianapolis, good schools and near hospital if possible, then checked address on neighborhoodscout.com to double check all the details of the area.

I used the Rentometer app to assess rent rates; I found the Zillow estimates to be way off. 

It's a wonderfully informative book explaining in detail our situation of investing in a distant market.
