Maybe an unfinished basement laid out in a way that would support adding a bedroom or a new bathroom on an existing water wall -- or choosing a property with an especially large bedroom with a layout that would support splitting it into two bedrooms via a new interior wall.

@Rhonda WilsonThey are not too nice - most of the items chosen were chosen due to quality and indestructability - (from hardwood cabinets with solid boxes (no mdf so much more prone to resist water damage), prehung doors with solid oak jambs to resist damage or if they were damaged they are repairable vs engineered wood most folks put in etc - and I bought all of it for very good prices, sometimes for the same or less than the poor quality products or just mere dollars more - hard woods much more resistant to damage except for my one cabinet door and I know how it broke - I actually hypothesized it may happen when I did the kitchen layout due to how a door opens but did not think I'd find anyone dumb enough to make it happen.

Sometimes windows and the exterior design can negatively affect the kitchen layout, as windows can be placed lower than the countertop level.The idea is to shift towards engineering within a couple of years to work with real estate construction or development.

I would think the following rehab projects would qualify for removing a tenant that desires to stay: abatement issues, new kitchen, reconfiguring layout for open floor plan, etc.

I see a lot of the same states on your chart that is on mine it just looks like you need to do a bit more homework and layout your date on a spreadsheet so that the numbers will reveal where best to invest, then you can start building your boots on the ground team..... best of luck!
