You can still take depreciation, the deduction is deferred until you can use it in a later tax year.The most effective way to fix this is to get your spouse to qualify as a real estate investor per the IRS.

Hi Rajesh- your question is multilayered and very deal specific.

I have searched high and low for services (Doorstead, Craigslist) but it seems no one is offering that level of service, or if they do I don't trust they can deliver considering my specific needs (experience with potential section 8 type community) in an increasingly gentrifying part of town.

They could be the right sites, but it depends on what you are looking for specifically. 

I like searching for transactions and being able to quickly categorize them, even break down one specific line item to multiple categories.

Where I would draw issue is a syndicator claiming properties in their portfolio when they are only a Limited Partner (specifically in marketing material).
