Determine the cost to replace the entire floor by a professional, divide by the total square footage in the room to be replaced to get a per square foot price, and perhaps tack a site visit or administrative fee on it (reasonably of course) since no one is going to come out to replace 5 square feet of flooring for $30 or $40 if it's $6-8/sf.

I'm not sure there is an easy list you can just download for a database.You could probably for a fee contact a list provider, but if you're paying you might want to narrow that broad search to more specifics....restaurant brokers, medical office brokers, hotel brokers, warehouse brokers or whatever subset of commercial people you're going after.Might look at someplace like a CCIM database or if there is a trade group in your area that focuses on commercial.You might also see if you could partner with one of your vendors for a trade...maybe title company, mortgage lender, surveyor, that has already built a list.

Thanks John, here is what I read that concerns me:"Texas law is clear that if a dependent administration is opened within four years after the death of the mortgagor, a foreclosure sale conducted in the interim between the mortgagor’s death and the opening of a dependent administration will be voided on the request of the dependent administrator to the probate court.

If they both want to sell, they could do so through probate via a deed out from the administrator directly to the buyer with a division of sales proceeds less creditor claims, etc. at a later date.
