Generally, I would think that comps would be normally distributed if you have a large enough data set.

That's one less piece of critical personal data that your operation has to responsibly handle, particularly if you have employees who will be processing these applicant reports.

I'm not saying an ADU will drastically increase the market value, because the data on that so far has been inconclusive.

That gives you time to make sure all your data is complete when you give it to your CPA.
