In my opinion a person trying to orchestrate a real estate transaction in which he has little money or credit to use should either get the property under contract or reach an understanding with the seller before he approaches any investors.

However, I recently threw the idea by a friend of mine whose opinion I trust a great deal in financial matters broadly, and real estate specifically. 

I would love to know other peoples opinions about starting small one or two rentals, or jumping in with seven or eight.

I would love to hear some opinions.  

No public input was allowed but we got to hear different council members opinions on the fate of STR's in the city. 

Also when I looked at the photos of the place and read the agent comments the $7K in rehab number seems low too, it looks like the family room or living room is missing flooring and the kitchen and one bath could use some love.Overall your analysis seemed very close to me but would love to here other member's opinions!

Way to jump in, half the battle in my opinion is getting into the game.
