Regardless of product type, most active owners don't have time to weed through the sea of overpriced/misrepresented crap that tends to be found on Loopnet and similar listing sites, then find that "diamond in the rough" and go down that road for a week only to find out his 12% cap is in reality more like a 6% cap.

Frankly it's a breath of fresh air to get blunt, honest opinions from seasoned vets rather than all that sugar coated crap from so called gurus.I guess I had hoped that a short term play and SF instead of MF would need less than 50% operationg costs, but hope doesn't pay the bills.

Hi Justin,We try to use the same agent all the way through...it's dual agency in my area, so they represent all around.In doing all this and running into things this week, I realized that I could just propose to the Realtors that are giving me some slack that they are to only get the 5-6% on the lower transaction buy side, and we'll sell on the b-c side without them.Maybe once they see getting 6% on 150,000 as opposed to 6% on 180,000 is a crap deal, then they will be happy to get the 6% on the back end.
