I'm under contract on a 4-plex in Chattanooga, and I just got my inspection done.

Of those, only 1/10 has gone under contract and was finally sold.

I bought it for 25k and sold it for 75k on a land contract sale.

And it there something I can put in the contract that says the rents know about this permit not being there and could not sue over it? 

With that knowledge, I was able to confidently invest in a SFH that only needed minor repairs to become rentable, to gain immediate cash flow, as I waited for the market to appreciate.The goal was to buy and sell within one year.Breakdown: Purchase date: 6/30/2017 Listed: $60,000 Under Contract (as the Buyer): $55,000 Acquisition Price: $46,250 Renovation Cost: $1,955 Total investment: $48,205 Ten months after the purchase, we are under contract on the selling side at $65,000.

Anyway, she was so excited that the next morning she found a realtor nearby and walked in his office to write a contract.

I'm about to enter into contract with a PM company, but have some questions about the contract.

PLUS, regardless of how patriotic sellers are, their listing agents will usually try to avoid contracting with a Vet using VA over a buyer using a Fannie Mae purchase loan for multiple reasons.  

This morning we went through a 16 page Property Mgt Co. contract with a bunch of questions and things that didn't sound right.
