We are  6 hour drive away, so plan to use management comp.

I am looking for Property Manager recommendations for Evansville, Indiana. 

definitely can get a no income driven hard money style ground up construction loan covering 50% of land and 100% of construction 

Get help from Fund & Grow after paying them $3000 in procuring funding to buy one of Morris Invest's Turn-key new construction 3 bdrm, 2 bath homes for $68500 plus closing.

I was wondering if anyone had clear SOPs written out for the property management side of things that I may be able to reference?

talk to the dept of health first (records requirements etc), establish what upgrades/maintenance required, line up a reliable repair/handyman/type person, consult lawyer, and then make your offer, see if you can buy the land it's on via lot line adjustment (ideal scenario). a lot to be aware of, such as system upgrades or county code changes bringing in the requirement to add metered connections to an older small system, for just one example.Otherwise- owner doesn't want to manage, I doubt you really do either but could be wrong. 

Is there anything I should know about managing senior living rentals/buying in these communities?
