I am doing some due diligence on the parcels by reviewing on county site and zillow but some parcels dont have an address as of yet but do have an assessed value on county site.

While one would need to review legislative/regulatory history to really understand the "why" one can deduce that it comes down to the fact that rules are different (e.g. rules for calculating 5-year "clock" for qualified distributions, etc).

Feel free to work with the one you feel most comfortable with.When you work with your accountant - you will want him/her to review the last couple of tax returns you filed since you did them yourself to determine if there was any errors/rooms for improvement.Owning more properties and in multiple states does add to the complexity of your tax return.
