Some concerns are1. if i get someone qualified in 6-12 months missing something that would cause it not have a loan go through2. picking a renter that couldn't get a loan because of some lien or something that i could look for now that I don't know to look for. 3. if i get lucky and sell it not taking advantage of some tax break4. that the house wont appraise for 80 or so dollars a square foot even when fixed up and even if i have someone willing to pay that.

Then before you find out, the rascal gets out, mauls a kid, and the landlord is in for it because a court room full of ninnies is going to wonder why you're not aware of what happens on every square foot of your property 24 hours a day.What if the landlord tells the tenant the pit-bull is going to cost XX numbers of dollars in added rent because of the higher coverage he is going to have to purchase?

I agree with Mitch and Scott, but I'd call the GC or roofer FIRST to see if he'd foot (no pun intended) the bill or part of it.I'd also get someone out there asap to "clean up" in order to show good faith in mitigating risk now that you know the work site wasn't fully cleaned.

It's just like a child as once they know you can be manipulated then you will be used and abused.With a house you generally don't have to worry about this issue but in an apartment building tenants talk together about the landlord.They usually blab whatever arrangement the landlord gave them.Works the same way with if you evict word will travel fast.I am getting people out my building right now.I am not messing around.I don't accept partial payments.I would rather get them out and get someone else in.I find many tenants lie about the cash they have.Once they see I will evict they call and come up with the cash.

Last tile I had installed was $3.50 a foot for labor, about $1.80 (IIRC) for the tile, plus the backer, mortar, spacers, grout and sealer.

Nor did I have to worry about it when my appendix ruptured and I was pretty much useless for physical labor for over six weeks due to the over foot long vertical incision in my abdomen.For me, more than twenty years ago, my "next level" was reaching the point where I knew I would never have to worry about money whether I could work or not.It had nothing to do with having a million dollars in the bank, I don't.
