Commercial will be at least 20%.Ask the owner if they will carry back a 2nd position mortgage for some or all of downpayment.

I purchased 6 lots total cost $200,000    I have $50,000 cash into it    A 30 year mortgage @ 4% balloon in 4 years I can sell off the largest lot for $225,000 BUT I would carry a note with $45,000 down @ 5% interest amortized over 30 years.

Hello all, I'm trying to get a mobile home ready for sale and I am seeking a solid contractor to get a few items on an inspection list buttoned up. 

This rehab portion was for some big ticket items; siding, plumbing, electrical, flooring, some walls, etc.

I think that argument would carry in many court cases unless there is more to the story.I'd encourage you to have written requirements that you can make available to applicants. 

Cash flow tends to lead to the other items in the list.

I have never had a zero % seller carry back EVER default.
