Be professional, polite, but firm.

For anyone who cares about STRs in Colorado, I just learned that Boulder County earlier this month passed new short-term rental regulations. 

I think of Joe Asamoah with the Section 8 strategy deployed in Washington DC and keeping tenants for many years (even decades), but maximum reimbursement appears to be $3,740 for 4 bedrooms and market rate family tenants will likely turnover every year or two as they would likely be looking to own in the area.I think rent by the room (students or university professionals) would be the best way to cash flow the property while paying off the mortgage.

I would be careful buying a home in a park that you have no control over.

Who cares if you "lose" $5K/year if it makes you and your husband happy? 

I have found them to be friendly, professional and responsive in my dealings so far.

Some care less about this but generally will impact how much they will lend to you.

**CAREFUL** the landscape has shifted somewhat with the influx of new inventory in the last couple years.

My best advice is be careful not to overextend yourself.

Alot of the other advice has merit but there are way to take care of all those things remotely if you put the systems in place.Hope that helps.
