Are single family homes further away from the city more desirable than apartments/condos downtown, or vice-versa?

My goal is to fight, take big risks and make it happen by the end of the year and get out of paying this outrageous rent for a one bedroom apartment.

Option 2: get a house with an in-law suite. 5 Bedroom 3 bath. 20k down, PITI would be $1200 get roommates for the upper level to live with me $350-400/month (goal would be 3-4 roommates).

I closed on my 2 bedroom SHR last week.  

The renter has a 2.5 bedroom, 1 3/4 bath, updated kitchen and bathroom when I purchased the home.
