@Pat Dansdill - I'll 4th upvote @Mark Ainley, I haven't personally had him manage any properties, but I only hear good things and know he is a great guy.If you have a bit of time on your hands you could also manage with some of the cool property management software as well. 

Purchase or obtain a free multifamily underwriting software or spreadsheet such as Michael Blank's SDA.

If you are going to do it yourself use a  a good software.   

We can only find them because we developed our own data mining software.

One of the main things I am interested in is their expense tracking and the ability to take pictures of receipts And I am wondering if there any other management software's available that do similar thingsExpense tracking with cosy.com versus zillow, Avail, and others I am wondering if any of the other software give the same expense reports at the end of the year for tax purposes
