There is a a leaky faucet in third floor bathroom which has created damage to second floor's bathroom ceiling in addition to some other possible pipe/water issue as it was mentioned that after taking a shower water was found directly outside of the bathroom on the floor of the third floor apartment .

Might be tougher to blame them for watching this if it got stopped up with leaves that were not their fault.Now if they stuffed a rag in the drain (in the lease or not) I would think they would be negligent and be responsible for this repair.Might be best to make this as idiot proof as humanly possible to prevent or minimize issues with this.Maybe also setup an inspection in the fall after leaves have fallen to check this specifically along with rest of property.

I think Miami Beach and all cities should be very tough on short-term rentals, but allow it to those who manage the property well as a fulltime BnB, not within an apartment or condo complex that's mostly residential, or in an area where having a lot of people coming in and out wouldn't affect the neighbors.

The way this should work is you get a loan for 90% of the Purchase Price and 100% of the rehab costs.As the contractor completes a phase and inspection is done for said phase then a draw is released.
