Distressed property that sits on the market more than a week or two will make the sellers nervous and they may even lower the price or start to entertain slight lowballs on offers. 

I’m still learning and I still have to figure out what it costs monthly to hold hard money through this lender and what I can afford to pay and for how long etc.
