@Arthur Thomas - I’m not sure of the specifics of your lot and the market, but sometimes getting a feasibility study done with some conceptual plans and renderings may do the trick in enticing buyers.

The old tricks will get you hammered.

The trick is cash flow. 

That doesn’t always work but if you can get them to agree in writing to terminate the lease and vacate with no further legal or financial penalty, sometimes that does the trick and is much easier process for both parties.
