The rehab was completed primarily by me and my brother-in-law, which included:-Bathroom remodel with new flooring/hardware-Kitchen remodel with repainted cabinets/new hardware/refinished countertop/subway tile backsplash-New floors in all but the bedrooms (the carpet was still serviceable)-Repainting/wall repair throughoutThe property also has a 1-car garage and a fairly large fenced-in yard.

We had a side yard taken by the state to build a bridge. 

I was thinking maybe it would be in the 1600 range for rent it's a 3 bedroom 2,491 sqft including an attic and fenced yard.

Hardwood floors throughout, newly remodeled bathroom, fenced in yard, walking distance to the park and hospital.

It sounds good to require the tenant to mow his own lawn, but what if they don't and their yard looks shabby compared to neighbors?

And see if you can get a peek inside their car to see if it's a disaster, or if you know where they live now, drive by and see if the yard is full of junk.

My issue is not the choice to live in a trailer in your parents' back yard. 

It lists what needs to happen in terms of clearance by April 30th and I think I am good all except for maybe a palm tree that is in my yard.  

Also people tend NOT to water their yard causing it to get VERY dry and then we have storms that take soak in too much.

The house sits on a .51 acre lot with a very generous back yard.
