Hell, it's like a year of training to get Barber's license.....Realtors though, a 2 week online course. 2 friggin weeks and you don't even need to put your pants on and get out of your mom's basement to complete the course.

Would you stay and put more money into the home so it would cashflow or use the equity built up in the home and find the property you really want?

Also I would want to put the property under an LLC but would only form the LLC if I buy the property (if that makes sense) so it’s a catch 22. 

She can make the argument that you are putting her in a bad situation if you raise rent.
