My wife and I have been filing our taxes as Married Filing Separately due to my wife's hefty student loans.  

I have a ton of pre-foreclosures in my area, but upon screening the court files, it appears the debt outstanding is right around the ARV or market value of some of these properties.

I live in Washington state just north of Seattle in Lynnwood (Snohomish County) for those familiar with the area.How do you guys file your taxes for a rental unit to maximize deductions?

They owed us over $15,000 in back rent and fees and then filed bankruptcy.

I'm essentially earning more as an independent contractor than I ever did as an enterprise employee, but because I can't file my taxes for 2021 yet, then only my 2019 and 2020 income will be considered making me unqualified, despite an 851 credit score and no debt other than current mortgage of 150k.  

We could probably get at least one more spot out of it if we don't replace the garage, but i'm guessing the demo, removal and then creating a parking pad will still cost 7 to 10k.My questions are these:1) Does that price for repair (around 25k for a good renovation) seem reasonable for the northeast?
