I live in Washington state just north of Seattle in Lynnwood (Snohomish County) for those familiar with the area.

How do you guys file your taxes for a rental unit to maximize deductions? Do you use a professional or file yourself?

Iv had a rental before but have always filed myself using TurboTax.  Next year I will have a duplex with the bottom unit rented out.  I did a full renovation on both top and bottom units and want to maximize my tax deductions next year and in the future.
