Sometimes I think agents go online and look at what other agents are "listing" for, then price theirs similarly, not based on sales.

I market my legal and gov't targets offline and tell then how refer clients and others online, in a very specific manner. 

Consult your CPA as you are setting up your business so that you can be sure to take advantage of all of your start up/organizing costs (including the cost of your licensing course and exam--even though it happened a year ago!!!).

I'm off to a good start with these rentals--I ran background checks on my tenants, collected a full month's security deposit, setup online bill pay and have good tenants who are paying on time.
