Needless to say, this is a frustrating situation in a fast-moving and hot market like Colorado.  

My market in Utah is a very hot sellers market right now, so I'm not getting any calls from my bandit signs which worked great 10 years ago.

If you're looking to hire repairs and take every penny back out when you refi you'd likely have to get an even steeper discount than 30% ... and in NoCo people know the market is hot and aren't willing to part with that much equity unless the circumstances are dire and you can provide a win-win scenario (quick close if that's what they need, all cash, etc.). 

It would be my recommendation to set up such an arrangement with a locally licensed attorney, and to fully explore the common mistakes business owners make which land them in hot waters.
