Colleen:Despite our efforts to educate tenants at move-in, they do occasionally call one of our trades when something is not an emergency, but after they've paid the bill a couple of times, they learn to be more discerning.    

Can you begin to see how with a little information, effort and belief you can actually own something and pay less than what you are currently paying in rent?

I'm happy to do whatever it takes in time and effort on my end, including working on the rehab in addition to everything else.

Sounds like a lot of effort.  

However, it seems more and more tenants are breaking leases and then I must make the effort to find new tenants.

You have to do this anyway so this is no extra effort

It takes time and effort to find the deals you are looking for.  

Thus, if I know your property is worth $50,000, it would always be illegal for me as an agent to instead find you a $30,000 buyer without making a good faith effort to sell at or near fair market value.
