If you can identify, name, and get service on the former owner(s) then you can do the much easier and cheaper in personam QT, which you can often do yourself without an attorney.

They are very consultative, do great work, and super affordable compared to the other companies I've vetted for services like tear down, haul away, installation, and warranty period.

I imagine finding a local contractor in the area that could do it would be a start but haven't had much luck populating that list with candidates.Any advice/input on other ways I can find candidates or types of companies/services to look into would be very helpful.These properties are in Ohio not DC btw.Thanks!

It's not that I've never met a competent buyer's agent, it's that I believe that the service they provide doesn't match what they cost, especially in this day and age where all the neighborhood metrics, comps, etc can all be found online.In terms of getting a license, I have a day job that consumes most of my time.

If you see 3 beds and 2 baths, and the prospective tenant sees 3 beds and 2 baths, then it gets rented as 3 beds and 2 baths.What I would be concerned about is whether the building department is going to issue some kind of penalty or require work to be "undone" because the work was done without permits.It sounds ridiculous, but that kind of thing happens, especially when another whole unit is added without permission, and even more so if it's added in a potentially unsafe area like a basement or a 3rd floor with no fire escape.So that's why I'd recommend explaining the situation to the building department and asking whether it's something you need to be concerned about before buying this property.
