After that, I would like to flip and possibly manage multi-family homes, single family homes and apartments.

There are, non-bank, investment property lenders that will lend to you based on the property's income (long-term rental loan) or your experience for fix & flip / rehabs.

Most cash investors will take anything at the right price but big red flags would be major roads/ freeways, backing commercial or heavy duty power lines, and houses that are too small for the area, lately it seems popular to flip 3br 800-900 sqft houses which would be a pretty cramped home for most people, usually the buyers there are owner occupants. 

We are looking at both flips and buy and hold for long term Investment and cash flow.

Wholesaling, flipping, etc., all of it really are about endurance mostly. 

There is a 1,900 Sqft. house on the property that is in great condition for a flip, but its hard to decide whether the deal should be analyzed as a residential flip or commercial property opportunity.

My buddy just approached me with an offer to invest with him in buying foreclosures, he is a GC and he has done house flipping before, he wants me to invest 30K-50K of my own money and use it to get a 6 month rehab loan from a hard money lender at a little over 11% interest, after the House was finished we would split 50/50, he would also add me to his LLC that we would use for that future buy, the reason I’m thinking about investing Is bc I own my own business which will bring 200K this year in gross profits, the down side of my business is that I work 12 hour a day 5 days a week, and I feel that I’m slowly burning out.
