Big news hit the mortgage world today.

In my market selling retail hit a wall since June of 2007.

The electrical work will be limited to several outlets.

I tried searching on google for just the name of the owner but recieved to many hits.

Example, a house that needed new electrical and a generator because it was ripped out by copper thieves. the house was in a gorgeous area of enemclaw.

Take your list and try each system such as electrical switches, plumbing fixtures, look under sinks, check the attic and basement, etc.Also, you could go find a large bookstore that sells real estate investor related books, find one that deals with rehabs and sit down with a Starbucks and read for free.

As for the repairs, they are things like the sprinklers breaking in the back yard, the electrical is wierd on the swamp cooler, there's a leak in the roof - things that the tenant probably didn't cause or is responsible for but it's just strange that in 3 years I had absolutely no problem and they've had problems since day 1 - hence having to foot the bill myself.

Because its recent it really hits the Fico hard.
