So I'm starting to shift towards Driving for dollars / direct mail. 

But my method is not really scalable and is time intensive as I am reaching out to counties that are still doing most of over the counter sale by mail.

Some are on auto-pay, but others provide to log into my website and pay, and some people still prefer old fashioned check in the mail.

There can be so many instances where people say they mailed rent checks but got "lost in the mail" or some other BS.

I am thinking about investing in direct mailing but I'm too green to handle those.

So the only way this number is going to change is if the appraiser admits they mailed it in the first time, they have 0 incentive to admit their mistake.
