I am considering an exit from the business, but not sure how/where it's best to list/market as a package that cannot be split.

If you can't get separate homeowners and Commercial coverage, you will probably have to insured both buildings under a commercial policy (Business Owners or Package policy). 

I'd get all the facts together in a nice package and start calling the local community banks as they may have more flexibility than your current lender.     

Monthly payments on it are manageable without any changes except cuts in discretional spending.

I still have the Sheets material in my basement and I have a few books written by Mike and Irene Milin, who were one of the infomercial/seminar organizations that would come around every year, selling a kit and support package for around $900.

I didn't really want commercial properties but I had to buy a package deal in order to get the local property. 

Should something go wrong with it, you are obligated to fix it (unless you write verbiage into your lease regarding repair/replacement being "at your discretion", which is still kind of crappy to do).

It all depends on the location & limits of coverage.With a single rental in the same state, I'd suggest marketing your Home, Auto and rental as a single package. 

In my area, banks have discretion, set a probate trigger point as policy, and will accept a will and notary up to that point.Titles need the grant.
