Last time I drove by the basic demo wasn't even done, and there were a bunch of "cease all work immediately" orders from the city taped up all over the property.I get that you're worried about capital gains taxes and all that, but that's like worrying about if you used the turn signal or not while your car is mid-air flying off a bridge into the river below... let's focus on what matters.

Though student rentals have their pros and cons, eviction is hardly one of them as no student wants to be left homeless during the school year, even less so if you make parents co-sign the lease agreements.Outside of student rentals, there are also plenty of medical Interns, Residents, and Attendings working at UC Health/Cincinnati Children's that that are looking for safe housing around work in the Corryville/Avondale area.

Over the past three months I have had a tenant become increasingly unreliable at paying rent on time.Late rent and excuses became more frequent.Filing the 5-day notice was done for each incident.Excuses ranged from “someone stole my identity” to medical emergency.

So if by an off chance i had a tenant that claimed they had a black mold problem that hopitalized the tenant racking up medical bills and rehab costs, then i imagine the insurance company could deny the claim as it is 'enviornmental' leaving the liability up to whomever owns the property....If it was in my personal name then all my personal assets could be locked up in litigation.
