I have often wondered when I would make my first post! For the last few years I have been taking the time to lay a strong foundation for my wife and I to begin investing in real estate....

I'm brand new to this and my goals this year are to do my first flip & and purchase a multi-family property I can live in/rent out.

My name is Brian, I am 28 and I am in the hotel industry.Long story short - I usually like to purchase economy brand hotel assets around $35k - $42k / key @ <3X RevenueThis criteria for my purchases was pre-covid19Right now I am seeing alot of properties come up for sale, but not at the price I anticipate they will be in 12-18 months from now.I guess the biggest question is, is the economy going to recess hard?

No reason to be unprofessional ESPECIALLY if someone has branded themselves as a low income landlord!

Even a brand new 3 tab roof you are lucky to get 15 years or so, but architectural is a 25 to 50 year roof.

I am brand new to this forum and really love everything that I have learnt so far from reading through different discussions, so first off Thank You!

They made it easy to say yes, and Aug 5th I begin and they have a brand new 2020 Ford F150 waiting for me.

In large scale new construction you are competing with brand new homes from the builder and they can cut prices and offer incentives that most existing homeowners simply cannot afford to do.  

I'm a brand new wholesaler and I'm ready to strive for my first deal I have a list.

I think when you are buying in the WA the level of service and amenities are extraordinary, but my my personal opinion is the it quite inflated due to brand recognition.
