How would I go about screening applicants and collecting payments?

You are probably better just negotiating with a plumbing supply company or big box store.

Hi All,I recently met a fellow investor who shared an application they were using to find off market deals called prop stream.

For close in neighborhood demographics, go to a few of the local Grocery stores and sit in the parking lot Friday night after dark, Saturday morning, and Sunday afternoon.Look at the people, and how they are dressed, look at their cars and trucks--guess their income level.

Within the first 3 months we only had 1 paying tenant and no one wanted to rent from us even at a reduced amount, but we were getting a lot of applications and people were paying the application fee whiched helped us pay our mortgage.

I’m using TurboTenant for property managing and my first applicant is traveling from Ca->Pa and has no proof of income, but her husband is applying as well and she said he’s the one with the income.
