Sometimes you need to follow up with a decision maker for years before they are ready to sell.Are you okay cold calling people?

As I've been doing more and more deals over the years, and gaining more and more experience I been having people reach out about how they can invest with me on future deals whether it be Buy & Hold or Flipping.

This deal was referred to me by a good friend, which means having a great network of like minded people is extremely important.

We get people calling the day of closing all the time.

I know many people have done it this way,  but two major parts I am concerned about are 1) how do you handle all the paperwork such as W2's, 1099's business records, etc. without meeting in person?

This just covers the basics: how many people, do they have pets, what is their timeline for moving?

One of our capital sources are smaller investors and people with money in IRAs that don't have the systems in place, the deal flow, or the underwriting expertise to run a portfolio.

(Many people just assume it'll be fully tax-free because they lived in it somewhere)
