I’m looking to buy and flip a property whose ARV looks improbably high, but the wholesaler says he could only find one comp which justifies his number.

This approach works well for wholesalers who sell deals to flippers, and flippers or realtors can benefit even more by taking the extra step to generate their own off-market leads.No one said methods like cold calling, direct mail, or Facebook/Google ads won’t help a realtor find off-market opportunities.Just a friendly thought, especially given the high costs associated with Zillow leads.

Ok, I'm currently dealing with a real estate agent in Ashburn,Va but she has never dealt with a wholesaler before.

I bought an average of one per year my first five years.After rental #5 I decided to start marketing for my own off market deals as well as buying from local wholesalers.

So it stops… for some time.If I were to speculate here so publicly (where I suspect the perpetrators will also read this,) I’d say that some wholesaler/investor may unwittingly use a “reputable” VA company for his/her own needs, putting my info on that VA company’s radar (again.)

That's why wholesalers shop their deals around, much higher chance of finding a buyer who wants exactly what you have.

Wholesale lenders are nightmares to work with.
