I recently started mailing yellow letters to home owners in my area.I feel like am getting a decent response rate, but getting a deal has been tough.

I discovered that the current owner has numerous complaints filed against him from tenants and it paints a vivid picture of him being a slumlord(numerous of post are saying don't do business with this guy!).

We had a tenant terminate early so I took those funds and replaced all outlet fixtures/covers (where required), HVAC exhaust vents/returns, light bulbs, professionally cleaned, painted all closets, a ceiling that was yellowing, and touched up the walls and trim. 

It will yellow slightly over time, but it's still pretty much lifetime.

A yellow letter, a bandit sign, or even a personal postcard to houses you identify from driving for dollars will return far greater value than buying market value.

You need to know his list of debts and assets- write them on a yellow pad for now.

Use a color coded sticker system to help tell which room gets which box (red stickers for your room, blue for boys, yellow for kitchen, you get the idea).
