It's probably safe to say that a purchaser or owner will know more about a specific property since most appraisers only get to visit a property once for a short time.

Try to visit a few other parks and mobile home dealerships in the area.

In many counties this will have good information like zoning, lot size, some info about the house, property tax records, type of heat source, etc.When I visit a property, I like to visually check out the neighborhood, I will inspect the house myself, collect any financial information they are willing to provide, I will also talk to neighbors about the house if I see any.

It would be like going out of your way to visit a restaurant in a unique location, only to have it serve food from Applebees. 

If it's a place the police visit a lot (domestic abuse, drugs, etc) then I'm not going to go near it.  

I live in Indy now, but grew up in Victoria and visit as often as I can.

My comfort zone is real estate groups and associations, but I'm planning to visit a few accounting and then property management associations.

Getting to know them, how they work, perhaps visit a few of their job sites and ask for their price points on other jobs just to get you an idea of costs could be very valuable moving forward.
