I have an appiontment to go look at a property that could good a good rental house. It is in a good nieghborhood, 4/2, the house is empty and the owner lives out of town, its on the corner but both streets are not busy at all. Any advice on questions I need to ask?

How long has it been vacant?
What was the rental amount for the last tenant? How long was the last tenant in place? Are you aware of any defects in the home? Would you consider carrying any paper on this home?

From there, you need to walk the home and note any conditions that look suspect, note if there are any things you need to fix or replace (add to rehab budget) and you need to properly calculate your financials before making an offer.
