Here is an example with some figures:My LLC total investment = $204,000Partner LLC total investment = $196,000Value of project when complete = $500,000Each LLC value afterwards = $255,000 / $249,000The plan was for me personally to go get the refinance loan because the terms are so much stronger than if I went portfolio with the LLC.Loan total = $300,000 (keeping at 60% or under of value for best terms from the bank)Partner LLC payout = $249,000My LLC payout = $51,000In this scenario, I am struggling to see how to get the remaining equity in the project into my personal name? 

I would be thinking about future loans as I plan to do purchase another property soon after.

My plan for the first syndication is to do as you said, starting with a 4-10 unit to get my feet wet and build experience.

Summary: 7 loans outstanding: 4 in foreclosure, 1 in default - trying to develop a plan before I begin foreclosing, 1 current, but has needed multiple payoff extensions, 1 current with no issues.

I have one floor plan in my project that is set up for this.. out of 90 homes we have built  we only sold 4 of them .  

They were thinking of planning another one that required massive loans (7 figures). 

I am currently in the market to purchase a tri-plex with the plan to live in one unit, make upgrades, and rent the other two out.

My initial plan had been to do something like Rent-to-Retirement or REI Nation- assuming that I'd be leaving money on the table to pay for their expertise, but hoping that I would learn through the process and develop the confidence to strike out on my own later.
