I uncover the truth, which in this case, nearly everyone should not sign up for these seminars. 

Even if they hem and haw, your due diligence, homework and inspection should uncover any serious defects.Make sure you P&S has appropriate out clauses.In the case of the tenant, I would ask for any background information the current landlord has on them.  

I can see the back taxes part - but as far as I have understood, these would be mostly uncovered when we do the thorough title/lien search right?

There are nice neighborhoods right next to not so nice neighborhoods.

I'm thinking about buying a property through an auction and want to uncover any/all leins on the property.

There is a strong Spanish speaking wholesale market that does a good job uncovering deals.
