But again, rent, amenities, location, new paint, etc. go further than the efficiency of their gas pak.Don't get me wrong, I routinely install thermal windows or storms and blow in attic insulation, but that's more to KEEP good tenants once I find them (with lower utility bills they're more likely to pay me).But that's just my $0.02.Let us know how your own Green Experiment works in the actual field.

Some of these will be no shows.If I have a tenant that is taking care of place I will likely show house while they are there.If they are slobs or place needs stuff like paint ot or repairs I will not advertise till I can take care of these so house will show well.I routinely use resident research.com for background checks but you Zillow offers online applications for $29 to the tenant.I turned this option on last vacancy and it worked really well.I told anyone that wanted to apply to go to Zillow and do so.

@Chris Jensen I would show a FSBO to my buyer clients, but only with a Buyer's Broker agreement that stipulates that I will be paid my commission, whether or not the FSBO agrees to it.That sets up an uncomfortable situation, and to be honest, it's one I'd rather avoid - but my first obligation is to my client.So to answer your question, I don't shun a listing because it's a FSBO, but I don't go seeking them out either.
