Not sure how investors are missing these properties that can be easily made into deals.I have found that most investors are wannabes with limited knowledge and terrified to try anything new  . ..Not that I’m some super master Jedi but I will do what others won’t .

I always check at least once a year:(1) Smoke alarms(2) Fire extinguishers(3) Roof (usually just send someone in to the attic)(4) Windows and doors for leaks;(5) Underneath sinks for leaks (in case you haven't notice I'm terrified of water)(6) Exposed wiring of any kind(7) Any type of repair that needs fixing (I just give my handy man free reign)(8) HVAC (separate HVAC guy comes through and inspects and services)(9) If there's something unique to the house (e.g. railing), I have him check to make sure it's safe and secure.

It is terrifying and exciting,lol.

The books taught me the things i need to do to get ready like get bigger pockets PRO, analyze deals, get pre approved, be active in BP forums etc etc but i just dont do it. too busy too tired or whatever.I have my "WHY" but i guess im just terrified of getting out of my comfort zone and take on the challenge.

. #4 was a Joint Venture which I would have been terrified to do a few years ago.

So many folks talk about driving for dollars and door knocking and the prospect of that absolutely terrifies me.

Doing numbers is a good start and the first purchase is terrifying for sure.

Most new wholesalers are terrified if the idea that they will have a property under contact and not be able to sell it.
