It took mine awhile to close, but if you go to lending tree you can research banks in your area and see what the interest rates are.

I typically figure 5% repairs, plumbing, electrical, 3% miscellaneous (tree trimming, gutter clean-out, landscape upkeep, lock changes, etc.)That deal is tight.

I have a kind of an odd questions for fellow landlords or if anyone is in the insurance side.Last year when Irma hit South Florida, I suffered quite a bit of damages on a number of my rental.A particular one is a multi family building - I had fence damages, tree branch fell on roof, poked a hole through the roof, through the ceiling, debris everywhere inside, outside...so I filed a claim to my windstorm insurance carrier.I was lucky that the apartment the branch went through, was vacant at the time.

My neighbor at a house I recently sold wanted me to cut down a tree that he felt was a danger to his property, conveniently after I called the cops on him for repeatedly parking in my driveway and refusing to move his vehicles...

I used to manage the office for a tree care company and we fell under that same umbrella.I would also talk to the tenants and find out what their typical schedule is and, to an extent, work out a reasonable schedule.
