The stock bonuses for hitting goals or sponsoring agents are vested bonuses requiring 3 years to become ours, and they also offer the above mentioned 5% of GCI paid in company stock at a 20% discount with no vesting requirement. 

For another, is the investment sponsor forecasting that the exit cap rate (the number they are using to calculate the exit value) is the same, higher, or lower than cap rates today? 

The sponsor received: - An Acquisition fee (1% of purchase price)- An asset management fee (2% of gross collected rents),  - Cash flow and gain on sale was split 80/20, respectively between investors and sponsors. 

We do have a lot to learn, however, and would benefit from training and mentoring from a sponsoring broker, as well.

The question is whether or not all parties will be actively involved in the deal (JV/partnership) or if there will be one lead/sponsor/general partner and the rest will be passive investors with expectations of return on their money (syndication).

There are a few variables here when it comes to the rate and terms for this loan but basically, the sponsor should expect to bring 25-30% down with interested rate from 7-10% depending on what state the property is in.

Insurance, finger print, some times criminal background check and a sponsor whom you wish to pay him under his brokerage. 

That said...You get hand-holding and piece of mind.Some gurus will sponsor a deal for you (if it makes sense for them) and more than likely, offer to buy your deal from you.
