.-  Expand:  We can't expand at this location, and I have spent 3 months looking at every potential lot and can't find a space the right size, zoning or price to build on. 

I have the ability to get these units built at very favorable costs and there are no real comps I can find so I am at a loss for planning my development strategy with regards to the size of loan I could reasonably get.This will be my first project and my partner's third but he self-financed the two others.

Often times there are bedroom size requirements, residential sprinkler system requirements, among others.You'll want to then check the state regulation agency and review their requirements and licensing process. 

Average home prices I’ve seen are anywhere for 800 to 1 million for a home his size but in more updated shape. 

Let me start by saying I love trees, but these two were planted way too close to the house for their size.
